Results from a study published in the Journal of Housing Research showed that pricing strategy plays a key role in whether you’ll receive higher offers, or experience fewer days on the market. After researching two different pricing strategies, “Just Below Pricing” and “Round Number Pricing,” the journal reported that homes marketed using Just Below Pricing typically produced a final sale price 2.5 to 3 percent higher than homes sold using a Round Number pricing strategy. Researchers also noted that homes marketed using a Round Number pricing strategy typically spent fewer days on the market and had a lower discount relative to the listing price.
